INVENTORIES

An inventory is a comprehensive and accurate description of the interior of a property.  It records the furniture and fittings and also describes the decorative order. It will include every item, with a description and comments on the condition.

Once the accuracy of the report is agreed (see Check In below) this report becomes a binding document.

This report will allow an accurate comparison to be made at the end of the tenancy to prevent or resolve any dispute between the Landlord and Tenant.

Thames Inventories will supply three bound copies and an electronic PDF version.  Photos of any damage will also be taken and will be included on the Inventory and on the CD.

CHECK IN

The Check In procedure is carried out immediately prior to the commencement of the tenancy.  It is strongly advised that the Tenant should be present for the Check In appointment as to qualify and agree the contents of the Inventory. 

The Inventory Clerk will take the Tenant through the property and make thorough notes on the Inventory of any changes. 

Both parties are entitled to add any extra comments to the Inventory, before a General Schedule of Conditions is produced and the declaration signed.

This will allow a clear and precise recording of the condition of the property at the time of occupancy.

Provided Thames Inventories supplied the original Inventory Make, the Inventory document will be updated after Check In FREE OF CHARGE. You will then have a clear document to work from for each tenancy.

If a non Thames Inventory is used, clear notes will be made on the Master Inventory Report plus a typed Check In Report will be provided along with a declaration signed by the Tenant if present. 

CHECK OUT

The Check Out procedure should take place on the last day of the Tenancy. A comparative assessment of the property will be made using the Inventory and Check In.

The Inventory Clerk will take the Tenant through the property and make thorough notes on the Inventory of any changes from the Check In.

Both parties are entitled to add any extra comments to the Inventory, before a General Schedule of Conditions is produced and the declaration signed.

The Check Out Report will show a clear indication to responsibility, whether the Tenant, Landlord/Maintenance Issue or Fair Wear and Tear along with a declaration signed by the Tenant if present.
